How property purchase taxes work in Spain

When buying a resale property in Spain you pay ITP transfer tax (3–13% depending on the region); new builds pay 10% IVA (7% IGIC in the Canary Islands) plus AJD stamp duty (0–1.5%). On top of taxes, every purchase adds regulated notary and land-registry fees. This calculator estimates all of them for any region in Spain. Frequently Asked Questions

What is ITP and how is the tax calculated when buying a resale property?

ITP (Impuesto sobre Transmisiones Patrimoniales) is a regional transfer tax paid when buying a resale property in Spain. Flat-rate regions apply one rate to the full price (e.g. Madrid 6%, Andalusia 7%). Eight regions use progressive marginal brackets — Aragón, Asturias, Baleares, Cantabria, Castilla y León, Cataluña, Extremadura, and Comunidad Valenciana — where each price tranche is taxed at its own rate, similar to income tax. Example: a €700,000 home in Cataluña — first €600,000 @ 10% + next €100,000 @ 11% = €71,000 ITP.

What taxes apply when buying a new build property in Spain?

New build properties are subject to VAT (IVA) at 10% — or 7% IGIC in the Canary Islands — plus Stamp Duty (AJD) at 0–1.5% depending on the region (the Basque Country charges no AJD on new builds). ITP is not paid on new builds. Example: a €200,000 apartment in Madrid = €20,000 IVA + €1,500 AJD = €21,500 in taxes.

Which Spanish region has the lowest property purchase taxes?

Ceuta and Melilla have the lowest ITP at 3% effectively (6% nominal with a mandatory 50% rebate), followed by the Basque Country at 4% (residential), Madrid and Navarre at 6%, Andalusia and La Rioja at 7%, Murcia at 7.75%, and Galicia at 8%. Eight regions apply progressive scales: Aragón 8–10%, Asturias 8–10%, Baleares 8–13%, Cantabria 7% up to €300k / 9% above (vivienda habitual), Castilla y León 8–10%, Cataluña 10–13%, Extremadura 8–11%, and Comunidad Valenciana 9% up to €1M / 11% above. Madrid has one of the lowest AJD rates at 0.75%.

How much do notary and land registry fees cost in Spain?

Notary fees are regulated by the Spanish government and typically range from €600 to €1,200 depending on the property value. Land registry fees range from €400 to €1,000. Both are mandatory for all property purchases and are broadly similar across all Spanish regions.

What is the total additional cost when buying a home in Spain?

Budget 8–13% of the property price on top of the purchase price to cover all taxes and fees. Resale properties typically add around 8–10% (mainly ITP + notary/registry). New builds add 12–13% due to the 10% IVA. Example: a €200,000 property in Madrid — resale: approx. +€13,800; new build: approx. +€23,300.
